Finding a builder near you who is reliable can often be a long and arduous task. However, there are certain preconditions you can apply across the board to improve your chances of finding the right builder. Scroll down to view our 5 key questions to ask when trying to find a builder near you.

1) Are They Fully Insured ?

Builders should have public liability insurance in place at the very least, and you are entitled to ask them for proof.

This usually appears in the form of a certificate, and if they are reluctant to share their insurance details, it could be a cause for concern.

2) Are Their Quotations Detailed ?

A good builder leaves no stone unturned and documents costs for each phase of each project. Poor detail and lack of clarity can raise questions on their professionalism.

Furthermore, very few consumers appreciate the presence of grey areas in relation to the products (and services) they wish to buy with their hard-earned money.

3) Do They Have A H&S Policy ?

A dedicated health and safety policy indicates a contractor cares about the well being of their workers, customers and the general public.

Per the Health and Safety at Work Act (1974), only builders who employ 5+ people require a written policy, but it doesn’t hurt to have one.

4) Are They A Limited Company ?

The Ltd status of a company can serve as a hallmark of trustworthiness. Unlike sole traders, all Ltd companies have a registered office address made publicly available, meaning there’s less of a chance of you being misled.

5) Do They Have The Authority To Work ?

Some jobs require you to have certain permissions and builders to have certain licenses. For example, is your builder licensed to operate heavy machinery? Separate the wheat from the chaff and be sure to ask prospective builders for proof of their claimed credentials.
